Mentoring for New Developers

One-to-one guidance for people who want to become property developers: how to read a site, how to structure the financing, which mistakes cost the most, and what nobody tells you before your first project. Sessions are arranged around your needs — several intensive sessions close together, or fewer spread out over time — so you have time to look at real sites and projects and come back with real questions.

A second opinion on the decisions that matter: acquisitions, rental-to-condo and strata conversions, resort and condo-hotel projects, construction scheduling, crew productivity and marketing. I have used unconventional marketing to lift an art-promotion business's sales by more than 600 percent, grew a florist's sales elevenfold in its first year, and raised a motel's gross margins by over 400 percent. The same thinking works for a condo project, a subdivision or a small business.

What I Bring

Why My Advice Is Worth Having

I did not learn this business from the outside. On my own projects I was the developer, the general contractor, the project and construction supervisor, the property manager and the marketer — taking each one from planning and permits through to a finished, sold-out building. Before that I managed a commercial property management division, held a real estate licence, and adjusted commercial construction insurance claims. So I have seen a project from every side of the table, and my projects came in on or under their time and cost budgets.

I have also started and run businesses outside real estate — art promotion, a florist, a chain of shoe stores, a car wash, a ready-mix concrete plant, sandwich franchises and a motel — and turned several of them around sharply. The same discipline applies to any venture: know your real costs, and do not accept the first answer you are given.
